Our Process
- INITIAL CONSULTATION: Initial meetings to discuss owner's goals, budgets, land options, and other important items that affect the project development
- SCHEMATIC DESIGN: Develop project size and initial project budget with a program of spaces showing all rooms needed and the size of each. Refine project needs and budgets. Modify as required.
- PRELIMINARY DESIGN: Develop initial site plan and building layout strategies. Refine the level of project details and budget. Coordinate procurement of all third-party reports including environmental, geotechnical, civil engineering, and site survey. Initial site plan and building renderings.
- FINAL DESIGN DEVELOPMENT: Work closely with the design team, trades, suppliers, contractor, and owner to develop the building assemblies, systems, finishes, and energy efficiency to meet the goals and budget of the project. Modify as required.
- CONSTRUCTION DOCUMENTS: Provide a well-coordinated and efficient set of fully integrated drawings and specifications that form the basis of every project. Further refine the budget and systems used with the project team.
- CONSTRUCTION PHASE: Work closely with the construction group throughout the construction of each project. Conduct a comprehensive and thorough field review process during construction. Contract administration including proposed change notices, change orders and payment certificates. Final project closeout, sign off and commissioning.
